In the event of failure to comply with this schedule, the owner may re-let the property and any deposit paid will be forfeited.<\/p><p>For bookings made less than 30 days before arrival, full payment is required.<\/p><p>If both flats are rented by the same tenant for Tomtorlwand :<\/p><p>For Tomorrwland bookings the terms and conditions are 30% on booking, a second deposit of 30% is payable 6 months prior to arrival and the balance of 40% is payable 60 days prior to arrival. If the payment schedule is not respected, the owner has the right to relet the property and the tenant will lose the deposit paid.<\/p><p>Under no circumstances may the agreed rental benefit third parties, except with the written agreement of the owner. Any breach of this clause may result in the rental being terminated to the sole detriment of the tenant, with any sums paid remaining the property of the owner.<\/p><p><strong><u>Article 3: Cancellation of the rental by the hirer<\/u><\/strong><\/p><p>In the event of cancellation :<\/p><p>- loss of deposit of 30 % for cancellations made more than 60 days before the arrival date<\/p><p>- loss of deposit of 60 % for cancellations made more than 30 days before the arrival date<\/p><p>- full loss for cancellations made less than 30 days before the date of arrival<\/p><p><u>Cancellation insurance :<\/u><br \/>Sea and Mountain Pleasure offers insurance with Chapka Assurances covering cancellation, interruption of stay and damage to property. The clauses are detailed in the insurance policy.<\/p><p><u>To benefit from this insurance :<\/u><br \/>1. Notify us immediately to ensure that the option is online at the time of booking.<br \/>2. Report the claim online at http:\/\/www.chapkadirect.fr\/sinistre within 5 days.<br \/>The cost of insurance is 3.7% of the total rental amount.<\/p><p><strong><u>Article 4: Cancellation by the owner<\/u><\/strong><\/p><p>The owner may cancel the booking in the following cases:<br \/>- Previous dispute with the tenant.<br \/>- Inappropriate, insulting or disrespectful behaviour on the part of the tenant and failure to comply with the general rental conditions.<br \/>- Non-compliance with payment deadlines.<\/p><p>In all other cases, the sums paid will be refunded in full.<\/p><p><strong><u>Article 5: Security deposit<\/u><\/strong><\/p><p>A security deposit of \u20ac2,500 (by bank transfer) will be taken 48 hours before arrival. It will not be debited and will be released automatically one week after departure.<br \/>For the Alpe One flat and the Villa Vue Mer 180, the footprint is \u20ac1,500.<\/p><p>Failure to comply with this condition will result in cancellation of the contract and loss of the deposit.<br \/>In the event of damage, the corresponding amount will be invoiced.<\/p><p><strong><u>Article 6: Inventory of fixtures<\/u><\/strong><\/p><p>A visual inventory of fixtures is drawn up and signed on arrival and departure by the tenant and the owner or his representative. This is the only reference in the event of a dispute. If the tenant notices a malfunction, contact the concierge service within a few hours of moving in.<\/p><h3><strong><u>Article 7: Cleaning and household linen<\/u><\/strong><\/h3><p data-start=\"270\" data-end=\"445\">The concierge fee is included in the rental price. They include check-in and check-out with the concierge company, as well as end-of-stay cleaning.<\/p><p data-start=\"447\" data-end=\"521\">Before leaving, the tenant must carry out a basic tidying-up:<\/p><ul><li data-start=\"524\" data-end=\"566\">Empty bins and dispose of waste<\/li><li data-start=\"569\" data-end=\"600\">Putting furniture back in place<\/li><li data-start=\"603\" data-end=\"628\">Emptying the dishwasher<\/li><li data-start=\"631\" data-end=\"673\">Sponge all surfaces<\/li><li data-start=\"676\" data-end=\"719\">Turn off lights and air conditioning<\/li><li data-start=\"722\" data-end=\"766\">Collecting dirty laundry in the laundry room<\/li><li data-start=\"768\" data-end=\"1000\"><strong data-start=\"768\" data-end=\"812\"> Free departure\u201c option: \u20ac90<\/strong><br data-start=\"812\" data-end=\"815\" \/>As cleaning is included, this option exempts you from the formalities of tidying up before departure (taking out the rubbish, emptying the dishwasher and collecting the household linen).<p><span style=\"font-size: 11.0pt; font-family: 'Sulphur Point'; color: #002060;\">Household linen is available as an optional extra. This includes beds made up on arrival, towels, bathroom mats and tea towels.<\/span><\/p><\/li><\/ul><p><strong><u>Article 8: Arrival<\/u><\/strong><\/p><p>The tenant must arrive on the day and at the time agreed. The concierge company will contact you to arrange reception.<\/p><p>Entry to the accommodation is subject to full payment of the rental, validation of the deposit and payment of the compulsory cleaning.<br \/>If the stay is cut short, no refund will be made.<\/p><p><strong><u>Article 9: Use of the premises<\/u><\/strong><\/p><p>The hirer undertakes to use the premises peacefully and to respect the facilities:<\/p><p><strong><u>Villas by the sea:<\/u><\/strong><\/p><p><em><u>Toilets :<\/u><\/em> \u00a0It is forbidden to throw tampons, sanitary towels, wipes or any other inappropriate object into the toilets. Refuse bins are available. Please pass this message on to all holidaymakers.<br \/>- Swimming pool :<\/p><ul><li>Do not touch anything, everything is automatic. If you have small children who cannot swim, keep an eye on them and close the shutter tightly after use.<\/li><li>Always leave the robot inside the pool, and never remove it from the pool as this could damage the pump.<\/li><li>Check that there is enough water in the pool; the water level must be in the middle of the skimmers to avoid damaging the pump and the cover.<\/li><li>Pool cover: one key on each side to close and open the electric cover. To close, keep the key for safety reasons.<br \/>Be sure to close the pool every evening after the last use to maintain the water temperature, except during heatwaves.<\/li><li>Follow the safety rules: <strong data-start=\"1521\" data-end=\"1559\">constant supervision of children<\/strong>, <strong data-start=\"1561\" data-end=\"1622\">no diving or running around the pool<\/strong>, <strong data-start=\"1624\" data-end=\"1660\">no glass objects in the vicinity<\/strong>.<\/li><\/ul><p>- Plancha: must be cleaned after use (\u20ac40 supplement if not cleaned).<br \/>- Umbrellas: close them in case of wind, put away cushions in case of rain.<\/p><p><strong><u>Mountain flats :<\/u><\/strong> <br \/>- Jacuzzi\/Spa: shower compulsory before use, use of chlorine after each bath. Close after each use to maintain water temperature.<br \/>- Sauna: shower compulsory before use, switch off after use.<\/p><p>There is a cloakroom at the entrance where you can hang up your clothes. We also ask you to remove your shoes as the private staircase to the flat is carpeted for your comfort.<\/p><p>To ensure the safety of people and the protection of property, all entrance doors must be kept locked during your stay. This rule is essential to ensure the security of the airlock shared by the two flats, which is equipped with an opening detector.<br data-start=\"455\" data-end=\"458\" \/>For the 12-bed flat, the ski room must also be systematically closed and locked using the latch provided.<\/p><p><strong><u>Article 10: Charging electric vehicles<\/u><\/strong><\/p><h3><strong><u>Villas La Madrague, La Front de Mer, Le Lodge and Villa Mer (without dedicated terminal)<\/u><\/strong><\/h3><p>Please note that these properties are not approved or equipped for recharging electric vehicles.<br \/>However, in exceptional circumstances and at your own risk, you may use an electrical socket.<br \/>This use gives rise to a fixed contribution to electricity costs set at <strong>70 per week and per vehicle<\/strong>.<\/p><p>The company accepts no responsibility for any damage to the vehicle, battery, recharging equipment or electrical installations resulting from such use.<\/p><h3><strong><u>Villa Vue Mer La Californie &amp; Villa Vue Mer 180 (dedicated charging point installed)<\/u><\/strong><\/h3><p>These villas are now equipped with a <strong>private electric charging point<\/strong>, for secure recharging of your vehicle.<\/p><ul><li><strong>Terminal power :<\/strong> 7 kW<\/li><li><strong>Recharge option :<\/strong> <strong>70 per week and per vehicle<\/strong><\/li><li>The company accepts no responsibility for any damage to the vehicle, battery, recharging equipment or electrical installations resulting from such use.<\/li><\/ul><p><strong><u>Article 11 - Equipment breakdowns and malfunctions :<\/u><\/strong><\/p><p>In the event of a breakdown or malfunction of any of the equipment provided in the accommodation (e.g. dishwasher, oven, refrigerator, air conditioning, television, internet box, etc.), the landlord undertakes to use all necessary means to organise an intervention and attempt to restore correct operation within a reasonable period of time.<\/p><p>However, as seasonal rental cannot be treated in the same way as a hotel service, the lessor cannot be held liable if it is impossible to repair the equipment immediately, if a service provider is delayed or if the equipment is temporarily unavailable.<\/p><p>No compensation, reduction or reimbursement may be demanded by the lessee for these inconveniences, provided that the lessor has taken the necessary steps to try to resolve the problem as soon as possible.<\/p><p><strong><u>Article 12: Protection against theft<\/u><\/strong><\/p><p>Close all openings when you are away and at night, to protect people and property. Home insurance does not cover your personal belongings.<\/p><p><strong><u>Article 13: Capacity<\/u><\/strong><\/p><p>Reservations are made for a specific number of occupants. If the number is exceeded, the rental will be cancelled and any sums paid will be forfeited.<\/p><p><strong><u>Article 14: No smoking<\/u><\/strong><\/p><p>All our properties are non-smoking. Outside, please extinguish cigarette butts carefully to avoid any risk of fire.<\/p><p><strong><u>Article 15: Animals<\/u><\/strong><\/p><p>Pets are accepted only with the prior agreement of the owner and for a supplement of \u20ac100 per pet per stay. Any damage will be billed.<\/p><p><strong><u>Article 16: Insurance<\/u><\/strong><\/p><p>The tenant is responsible for any damage caused and must be covered by holiday insurance, which is generally included in their home insurance.<\/p><p><strong><u>Article 17: Timetables<\/u><\/strong><\/p><h3>Arrival is from <strong data-start=\"222\" data-end=\"229\">17h<\/strong> (<strong data-start=\"231\" data-end=\"338\">later or earlier depending on availability or additional service with the concierge company<\/strong>).<br data-start=\"340\" data-end=\"343\" \/>Departure must take place <strong data-start=\"369\" data-end=\"390\">no later than 9 a.m.<\/strong>.<br data-start=\"391\" data-end=\"394\" \/>Depending on the period, a <strong data-start=\"418\" data-end=\"444\">exemption until 10 a.m.<\/strong> can be granted <strong data-start=\"464\" data-end=\"489\">on request<\/strong>.<\/h3><p>During peak periods, the <strong data-start=\"529\" data-end=\"621\">concierge companies can offer early arrivals or late departures<\/strong>, according to their <strong data-start=\"635\" data-end=\"666\">schedules and availability<\/strong>. These options must be <strong data-start=\"693\" data-end=\"734\">requested and validated before arrival<\/strong>.<\/p><p data-start=\"739\" data-end=\"1010\">\ud83d\udc49 <strong data-start=\"742\" data-end=\"788\">If the departure time is not respected<\/strong>, a <strong data-start=\"793\" data-end=\"848\">flat-rate surcharge of \u20ac100 per hour's delay<\/strong> can be applied, <strong data-start=\"871\" data-end=\"930\">unless otherwise agreed in advance with the concierge service<\/strong>.<br data-start=\"931\" data-end=\"934\" \/><strong data-start=\"934\" data-end=\"1010\">Any departure after 12 noon may be charged as an additional night.<\/strong><\/p><p data-start=\"1012\" data-end=\"1443\">In the event of <strong data-start=\"1022\" data-end=\"1052\">refusal to vacate the premises<\/strong>, the <strong data-start=\"1057\" data-end=\"1092\">concierge and the owner<\/strong> reserves the right to <strong data-start=\"1118\" data-end=\"1167\">evacuate the home immediately<\/strong>, accompanied, if necessary, by a <strong data-start=\"1200\" data-end=\"1222\">bailiff's report<\/strong> and a <strong data-start=\"1232\" data-end=\"1285\">full billing for the extra day<\/strong>, <strong data-start=\"1287\" data-end=\"1374\">increased by the costs of rehousing and\/or delays incurred by the following holidaymakers<\/strong>.<br data-start=\"1375\" data-end=\"1378\" \/>These costs will be <strong data-start=\"1395\" data-end=\"1440\" data-is-only-node=\"\">deducted from the security deposit without notice<\/strong>.<\/p><p><u>Article 18: <strong>Intruder detection system - Deactivated on arrival<\/strong><\/u><\/p><h3 style=\"margin: 0cm;\"><span style=\"font-size: 11.0pt; font-family: 'Sulphur Point'; color: #002060; font-weight: normal;\">The villa is equipped with an external security system designed to detect any intrusion at the front door.<br \/>This device is completely deactivated when the villa is occupied and is only active when the villa is unoccupied.<\/span><u><\/u><\/h3><h3 style=\"margin: 0cm;\">\u00a0<\/h3><h3><strong><u>Article 19: <\/u><\/strong><u>Natural environment - Possible presence of marine and land animals<\/u><\/h3><p data-start=\"387\" data-end=\"621\">As our villas are located by the sea or in the middle of nature, the local ecosystem may occasionally bring in animals such as <strong data-start=\"519\" data-end=\"541\">neighbourhood cats<\/strong>, <strong data-start=\"543\" data-end=\"562\">small rodents<\/strong>, or other wild animals to approach homes.<\/p><p data-start=\"623\" data-end=\"651\">We would like to point out that :<\/p><ul><li data-start=\"655\" data-end=\"848\">Our villas are <strong data-start=\"671\" data-end=\"709\">new or continually renovated<\/strong>, maintained with a <strong data-start=\"732\" data-end=\"764\">extreme demand for cleanliness<\/strong>, and are subject to a <strong data-start=\"787\" data-end=\"824\">rigorous professional cleaning<\/strong> before each arrival.<\/li><li data-start=\"851\" data-end=\"960\">The occasional appearance of animals <strong data-start=\"885\" data-end=\"930\">has absolutely nothing to do with hygiene<\/strong> or home maintenance.<\/li><li data-start=\"963\" data-end=\"1172\">These visits can occur <strong data-start=\"995\" data-end=\"1072\">only when windows or doors are open<\/strong>, or when <strong data-start=\"1091\" data-end=\"1131\">food is left out in the open<\/strong>, naturally attracting local wildlife.<\/li><\/ul><p data-start=\"1174\" data-end=\"1204\">The tenant therefore undertakes to :<\/p><ul><li data-start=\"1207\" data-end=\"1265\">Keep openings closed when not in use,<\/li><li data-start=\"1268\" data-end=\"1308\">Do not leave food accessible,<\/li><li data-start=\"1311\" data-end=\"1381\">Adopt behaviours aimed at <strong data-start=\"1346\" data-end=\"1380\">avoid any animal intrusion<\/strong>.<\/li><\/ul><p data-start=\"1383\" data-end=\"1544\">No compensation can be claimed for the natural and exceptional presence of outside animals, inherent in maritime and natural environments.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<\/div>","protected":false},"excerpt":{"rendered":"<p>Conditions g\u00e9n\u00e9rales de vente Article 1 : Dur\u00e9e du s\u00e9jour Le locataire, r\u00e9servataire de cette location conclue pour une dur\u00e9e d\u00e9termin\u00e9e, ne pourra en aucune circonstance se pr\u00e9valoir d\u2019un quelconque droit au maintien dans les lieux \u00e0 l\u2019issue du s\u00e9jour.
